What we do

Four ways to hire us

Same company, same standard. The difference is how much of the project we take on.

01

General contracting

You have drawings. We hold the contract, hire the trades and run the site.

  • One contract, one accountable name
  • We bid and buy out every trade
  • Weekly cost and schedule reporting

Ask for this when

You have a complete drawing set and a design team you plan to keep.

We build what your architect drew. We do not draw the building.

02

Preconstruction

We price the work while it is still on paper, before anyone signs.

  • Line-item budgets you can compare
  • Constructability review on every drawing
  • A schedule built from real trade durations

Ask for this when

You are planning a project and the design is still moving.

Most of the money a project saves is decided before the shovel.

03

Design-build

One contract, one team, for both the drawings and the building.

  • Design and construction under one agreement
  • Budget set at the start and designed to
  • Design and build overlap, shortening the calendar

Ask for this when

You have a site and a number, but no drawings yet.

If the designer and builder are not under one contract, it is not design-build.

04

Project management

We watch the schedule, the money and the trades on your side of the table.

  • Budget tracking and pay application review
  • A schedule updated against what actually happened
  • Owner, architect and trades coordinated daily

Ask for this when

You have a project team but nobody watching your side of it.

On a managed job we are not swinging a hammer. We make sure it gets swung.

You will never wonder what happens next.

Nine steps, in order. Click any one to see what happens and what we need from you.

Step 01 / Week 1

Contract & kickoff

Signed agreement, your team introduced and your goals and budget confirmed. You name one decision-maker on your side, so nothing stalls waiting on an answer.

Your team: Hal Brodnax, Jay Boland, Jaimee Nosworthy

What we need from you

A signed agreement and your decision-maker.

Golden rule: your decisions are part of the timeline. Design and proposal take 8 to 10 weeks when approvals come back promptly, and stretch when they do not.

Sheet S-04 / ScopeYour signed proposal controls

What we handle, and what you will.

The few things owners usually handle themselves, out in the open before you sign.

In your agreement

  • Design, engineering and site design
  • Permit drawings and submission
  • Labor, materials and every trade
  • Project management and scheduling
  • Coordination of required inspections
  • Closeout book, system videos and warranty support

Yours, and why

  • Third-party inspections

Georgia law requires these in the owner's name. We price and coordinate them.

  • Furniture, fixtures & equipment

Desks, seating and specialty equipment. We time deliveries to your schedule.

  • Window blinds & interior signage

Owner-selected and purchased. We make the building ready for them.

  • Exterior signage

Permitted separately through a sign company. We can recommend vendors.

  • Impact & utility connection fees

Billed by the county or utility to the owner. We tell you what to expect.

Sheet S-05 / Design-buildNo jargon

Design-build in thirty seconds

One contract covers the drawings and the building.

The service owners ask about most and understand least. Here it is in thirty seconds.

One contract

Design and construction under one agreement. Nobody to point at but us.

Budget set first

Cost is set against your number while drawings are still cheap to change.

Shorter schedule

Design and construction overlap, so the calendar shrinks before day one.

Who do I hire?

Usual:An architect, then a contractor.

Tomco:One team for both.

When do I know the cost?

Usual:After bids come back, months in.

Tomco:From week one.

Who do I call?

Usual:You sort it out between them.

Tomco:Us.

How long does it take?

Usual:Design, bid, build: three waits.

Tomco:Design and build overlap.

When it is not the answer

Already own a full drawing set, or does your lender require a separately hired architect? A standard general contract is the better route, and we will tell you so.

Words you will hear

Construction, translated

The shorthand we use on your job, in one line each.

Pay application
The monthly invoice for work completed, reviewed before you pay.
Amendment
The addendum that locks your final price and schedule. Nothing breaks ground without it.
Schematic design
The first real drawings: floor plans showing how spaces work.
Construction documents
The full technical set we build from and the county permits against.
MEP
Mechanical, electrical, plumbing: air, power and water.
Civil drawings
Everything outside the walls: grading, parking, drainage.
Allowance
A placeholder budget for something you have not picked yet.
Contingency
A cushion for the unknowns every project has. Unused, it is not spent.
Change order
A priced change after signing. Only with your approval.
Substantial completion
The date the building works for its purpose.
Punch list
The final walkthrough list: touch-up paint, a door that sticks.
Page flip
We open your drawings and walk every page with you.
Closeout book
Your building's manual: warranties, equipment and as-builts.
